Фиксируем рекорд продаж на рынке Святой Руси в августе 2023 года. Продали более 70 тыс. лотов. Цена тоже дернулась вверх, но тут без рекорда. Переплюнуть сентябрь 2022 не удалось - 143 тыс. руб./кв. м. против "рекордных" - 144 тыс. руб./кв. м.
Судя по ситуации с ипотекой и ключевой ставкой - этот рекорд будет рекордом ближайший год - полтора.
Девелоперы привыкли к "обратной" эластичности. Когда и объем продаж и цена растут. Математически и экономически так быть не должно. Но поскольку спрос существует отдельно от цены - мы уже 3 года сталкиваемся с такой ситуацией.
