Даже кажется, что в рамках ТПУ можно согласовывать большую плотность, разрешать строить мелкую нарезку квартир (15-20 кв. м) с обязами сделать 2-3 этажа общественной, коммерческой функции с ФОКом, коворкингом и тд. Чтобы такой проект выглядел как настоящая точка притяжения на районе - центр социальной и экономической активности.
