Средняя стоимость строительства 1 м2 на июнь 2024 г. - 168 500 руб. с учётом всех издержек.
Хочется отметить, *️⃣стоимость двухстадийного проектирования (ПИР) в коммерческих расценках они закладывают 5,5 тыс. руб. за м2, что дороже аналогичных затрат в ТСН-2001, возможно, там учитываются концепции/аудиты/аналитика. *️⃣рост стоимости затрат на устройство фасадов составил 31%! год/к году *️⃣рост стоимости затрат на внутренние инженерные сети составил 25%! год/к году.
По опыту наших объектов в МГЭ цифры очень реалистичные. Возможно, чуть искажено распределение затрат, в отличие от стандартного ССР.
Также обозначено видение перспектив стоимости строительства/аренды/реализации.
