R4S избавился от неэлитного проекта

Речь идёт про проект на ЗУ "Новослободская, 19, стр 1". Мухин заметил, что ОООшка "Рубин", которая была аффилирована с R4S перешла в лапы Upside Development (это бывшие СМУ-6). Филатов же, дополнил, что именно на этой ОООшке висит адресок - "Новослободская, 19, стр 1". Там вообще тяжелый проект, уже носили в город концепции разного качества - 1 и 2, но пока ТЭПов нет.

С одной стороны Upside Development пытается явно выйти на рынок премиальной недвижимости Москвы. С другой стороны неизвестно, согласованы ли реальные, жилые ТЭПы на площадке. Если нет, - то покупать такой земельный участок сейчас, без опыта согласований метров - очень опрометчиво и опасно. Хрен знает, может тут ТЭПы способен только мастер-девелопер согласовать. А если же ТЭПы есть, то поздравляем Upside, взяли проект сегментом выше, но все-таки не элитный. Твердый премиум - да. Элитка-роскошь - нет.

After fleeing Russia, the brothers founded Telegram as a way to communicate outside the Kremlin's orbit. Private groups cannot be seen by other Telegram users, but Telegram itself can see the groups and all of the communications that you have in them. All of the same risks and warnings about channels can be applied to groups. At the start of 2018, the company attempted to launch an Initial Coin Offering (ICO) which would enable it to enable payments (and earn the cash that comes from doing so). The initial signals were promising, especially given Telegram’s user base is already fairly crypto-savvy. It raised an initial tranche of cash – worth more than a billion dollars – to help develop the coin before opening sales to the public. Unfortunately, third-party sales of coins bought in those initial fundraising rounds raised the ire of the SEC, which brought the hammer down on the whole operation. In 2020, officials ordered Telegram to pay a fine of $18.5 million and hand back much of the cash that it had raised. "There is a significant risk of insider threat or hacking of Telegram systems that could expose all of these chats to the Russian government," said Eva Galperin with the Electronic Frontier Foundation, which has called for Telegram to improve its privacy practices. In addition, Telegram's architecture limits the ability to slow the spread of false information: the lack of a central public feed, and the fact that comments are easily disabled in channels, reduce the space for public pushback.
