恒地:今年樓市開局表現理想 料樓價下半年轉升

恒基物業代理營業(一)部總經理林達民表示, 由1月24日至今期間,旗下樓盤共錄8宗成交,金額共約5400萬元,反映今年樓市開局表現理想。 他表示,約20萬個家庭經各類人才計劃獲批來港,相信他們最快在今年下半年開始買樓定居;加上海外學生帶動租務市場,而隨着息口回落,供樓利率接近與租樓回報看齊,相信可吸引買家入市,預測本港樓價或於下半年轉升,但難以預測全年升幅。 林達民又說,去年約1.6萬宗一手成交只屬平均偏低水平,預計今年可達2萬宗。 被問到對本月公布的財政預算案有何憧憬,林達民稱,新來港人才在買樓時往往面對資金轉移困難,認為其赴港初期需要一定資金應付生活,擔心人才會因資金不足而回流,造成人才浪費,認為應努力讓人才留港發展。 另外,他說,營業(一)部今年將推售6個樓盤,涉及約1700伙,分別位於長沙灣、土瓜灣、大埔、西半山衛城道等,涉及上車盤、中型單位和豪宅,將根據項目建築進度開盤,當中長沙灣項目最快有望於本月推出。
