До 2022 года в такой модели ежемесячные платежи на вторичке были ниже. Почему? Да, потому что 50 метров на вторичке можно как в усоссаной пятиэтажке купить, так и в бизнес-классе 00-ых. Ставки в 2022 все переиграли, первчика стала выгоднее, все ломанулись покупать её, вторичка начала хромать на обе ноги.
А что сейчас если прикинуть ставку на вторичку 14% в сентябре, то разница - первичка вторичка будет в районе 26 тыс. руб. в месяц. Весомый аргумент? Достаточно весомый. Самые хитрецы буду брать не котлован, а что-то перед самой сдачей, чтобы и ставку захватить нормальную, и не сидеть в ожиданиях 2 года. Такие хитрецы обычно и на елку залезут и жопу не окорябуют.
Эта вилка - плохой звонок, но не критичный для ипотечного кола. Наблюдаем, как ЦБ, банки и девелоперы будут выруливать из случившегося конфуза.

At the start of 2018, the company attempted to launch an Initial Coin Offering (ICO) which would enable it to enable payments (and earn the cash that comes from doing so). The initial signals were promising, especially given Telegram’s user base is already fairly crypto-savvy. It raised an initial tranche of cash – worth more than a billion dollars – to help develop the coin before opening sales to the public. Unfortunately, third-party sales of coins bought in those initial fundraising rounds raised the ire of the SEC, which brought the hammer down on the whole operation.
