Готовится к реализации ТПУ «Лебедянская». Всё по классике: сносят гаражи и сарайчик с магазином на ЗУ: «Лебедянская, 22»; «Липецкая, 7а». Сейчас в городе тренд на убийство гаражей и этой устаревшей, неэффективной отдельностоящей коммерции. По жилью получается 48 тыс. кв. м и домики на 40 этажей, также планируют 25 тыс. кв. м нежилья — с МФК и парковкой.

Не забываем, что ещё там на районе планируется ещё КРТ на ЗУ «Лебедянская, 24», там ещё 95 тыс. кв. м жилья на месте гаражей. Также есть планы по полной застройке между улицей Загорьевская и МКАДом. Так что не одним кварталом Герцена едины. Но пока посадки-массинга для этого участочка не мелькало.
