🏙Аренда квартир продолжает дешеветь. Объясняем причины.

Тенденции на рынке арендного жилья, сложившиеся в конце прошлого года, укрепились в январе 2025 г. Предложение квартир растёт пятый месяц подряд, цены продолжают снижаться.

Предложение на максимуме за последние 2 года

🔑Количество активных объявлений о сдаче квартир на 1 февраля 2025 г. достигло 97 тыс. (+19% за месяц, +73% к январю 2024 г.). С сентября 2024 г. предложение удвоилось.

🔑Число новых объявлений в январе составило 67 тыс. (+22% к декабрю), закрытых сделок – 39 тыс. (+2%).

В условиях расширения предложения стоимость аренды продолжила снижаться:

✅Москва: -3% за месяц, 97 тыс. руб. (-15% к пику августа).

✅Санкт-Петербург: -3%, 49 тыс. руб. (-13% к пику).

✅Города-миллионники (без столиц): -1%, 37 тыс. руб. (-16% к пику)

✅Крупные города (0,5–1 млн жителей): -1%, 33 тыс. руб. (-10% к пику)

Несмотря на падение цен с августовского пика, они всё ещё выше, чем в январе 2024 г.: на 9% – в Москве, на 17% – в Санкт-Петербурге, на 6% – в городах-миллионниках, на 12% – в крупных городах.

The channels have become popular with on-the-ground journalists, aid workers and Ukrainian President Volodymyr Zelenskyy, who broadcasts on a Telegram channel. The channels can be followed by an unlimited number of people. Unlike Facebook, Twitter and other popular social networks, there is no advertising on Telegram and the flow of information is not driven by an algorithm. Investors took profits on Friday while they could ahead of the weekend, explained Tom Essaye, founder of Sevens Report Research. Saturday and Sunday could easily bring unfortunate news on the war front—and traders would rather be able to sell any recent winnings at Friday’s earlier prices than wait for a potentially lower price at Monday’s open. Since its launch in 2013, Telegram has grown from a simple messaging app to a broadcast network. Its user base isn’t as vast as WhatsApp’s, and its broadcast platform is a fraction the size of Twitter, but it’s nonetheless showing its use.
