В середине 1990-х годов – начале 2000-х годов московские власти и архитекторы предложили отойти от некомфортной позднесоветской многоэтажной панельной застройки и создавать в новых районах столице малоэтажное массовое жилье, разработанное из имеющихся типовых серий в Москве. Автором проектов был архитектор Юрий Григорьев и его проектный институт МНИИТЭП. В 1995-2008-х годах в Митино, Марьинском парке, Новокосино и Южном Бутово были выстроены жилые микрорайоны с пониженной застройкой для муниципальных нужд.

Помимо этого, в 2002-2009 годах выстроены экспериментальный малоэтажный микрорайон 8А в Митино и районы в Куркино из монолитного железобетона.

Тогда наметилась очень хорошая тенденция перехода от советских многоэтажных микрорайонов 1970-1990-х годов к комфортной низкоэтажной застройки, но в 2010-х все изменилось в обратную сторону и еще более многоэтажную и плотную, увы🤷🏻‍♂️.
