▶️ За последние 3 года максимальный объем выдачи происходили по «классической» льготной ипотеке. В 2022 соотношение было 3/2 (льготная/семейная).
▶️ При продлении льготных программ предполагалось, что доля семейной ипотеки значительно вырастет из-за трехкратного расширения базы. Пока этого не происходит.
▶️ Средняя ставка в Q1 2023 вырастет скачком с 3,5% до 6% из-за нового регулирования ЦБ в части субсидируемых застройщиком ипотек.
▶️ Это повлечет падение спроса в 2023 году на 17% относительно 2022-го (в штуках).
